Asbestos has been identified in the ceiling coatings (artex) in the hallways and in the exterior concrete undercoats (the layer of concrete under tiles at the edge of the roofs) of Amber Court 1 and Amber Court 2. A survey will be commissioned shortly for the communal areas.<\/p>\n<p><a href=\"\/pdf\/asbestosmanagementplan.pdf\">Asbestos Register<\/a><br \/>\n<a href=\"\/pdf\/asbestosreport.pdf\">Asbestos Report 2022<\/a><\/p>\n<p>&nbsp;<\/p>\n<h2>Fire Safety and Health and Safety Risk Assessments<\/h2>\n<p><a href=\"\/pdf\/FRA2025R.pdf\">Fire Safety and Health and Safety Risk Assessment<\/a><\/p>\n<p><a href=\"https:\/\/blockmanagementltd.co.uk\/pdf\/FSN1%20SP.pdf\">Fire Safety Notice<\/a><\/p>\n<p><a href=\"https:\/\/blockmanagementltd.co.uk\/pdf\/Fire%20Safety%20In%20Your%20Flat.pdf\">Fire Safety In Your Flat<\/a><\/p>\n<h2>Emergency Lighting<\/h2>\n<p>The Buildings Regulations 2010 state that it is not necessary to provide escape lighting in small blocks of flats of no more than two storeys, with adequate levels of natural or street lighting (borrowed lighting). If installed, emergency lighting should be tested every month.<\/p>\n<h2><strong>Fire Alarms<\/strong><\/h2>\n<p>The Regulatory Reform (Fire Safety) Order 2005 (FSO) and the Housing Act 2004 state that in \u2018general needs\u2019 blocks designed to support a \u2018stay put\u2019 policy, the guide makes it clear that it is<strong>\u00a0unnecessary and undesirable for a communal fire alarm system to be provided<\/strong>. There has never been any requirement under Building Regulations, local acts or bye-laws to install a communal fire alarm system in a purpose-built block of flats, nor is there any such requirement today under the Building Regulations 2010. A communal fire detection and alarm system will inevitably lead to a proliferation of false alarms. This will impose a burden on fire and rescue services and lead to residents ignoring warnings of genuine fires.\u00a0 A fire alarm system ought to be provided only in a building in which some control can be achieved over the occupants to ensure that they respond appropriately. For most blocks of flats, it would be unrealistic to expect this.
